What Is a Crawl Space Vapor Barrier?
A vapor barrier — also called a ground cover or poly sheeting — is a thick plastic membrane installed over the dirt floor of your crawl space. Its job is simple: prevent ground moisture from evaporating upward into the crawl space air and the structural wood above it.
Chester County sits on clay-dominant soil that holds water long after rain stops. Every square foot of exposed crawl space dirt is constantly releasing moisture vapor, especially in spring and summer. A vapor barrier cuts that off entirely.
Vapor Barrier vs. Full Encapsulation: What's the Difference?
This is the most common question we hear, and it's an important one:
- Vapor barrier only: Covers the floor, overlaps at seams, taped and sealed at the edges. Blocks ground moisture from entering the air space. Appropriate for crawl spaces with mild moisture and good drainage.
- Full encapsulation: Includes the vapor barrier PLUS wall liner (covering foundation walls too), sealed foundation vents, and typically a dehumidifier. Creates a fully sealed, conditioned space. Better long-term solution for the majority of Chester County homes.
After inspecting your crawl space, we'll give you an honest recommendation. We don't upsell encapsulation when a vapor barrier alone is sufficient — and we don't undersell when your crawl space needs more.
What We Install — and Why Thickness Matters
Not all vapor barriers are equal. Hardware store poly sheeting is typically 6-mil — it tears easily, punctures when you walk on it, and degrades in 5–10 years. We install a minimum 12-mil reinforced barrier; for most Chester County jobs, we recommend 20-mil. Here's why:
- 20-mil barriers can be walked on for maintenance without tearing
- Puncture and tear resistance far superior to 6-mil or 12-mil
- Designed for 25+ year service life in crawl space conditions
- Better moisture transmission resistance (measured in perms)
- Manufacturer-backed warranty
Our Vapor Barrier Installation Process
- Remove any existing damaged or improperly installed sheeting
- Grade and smooth the dirt floor where possible
- Lay barrier sheets with minimum 12-inch overlaps at seams
- Tape all seams with moisture-resistant tape rated for crawl space use
- Run barrier up foundation walls 6–12 inches and secure
- Seal around support columns, pipes, and any floor penetrations
- Final inspection — we check every seam and edge before leaving
